SPECIFICS OF THE DEED 

You will be the deeded life time owner of a Hyatt Vacation Club Membership, at the Hyatt Pinon Pointe, Sedona  Arizona location. The deed is inheritable and you can pass it on to your heirs. The legal definition of this unit is Forest Road Condominium, Identifying Number 1202. Sales Unit #1212, with a red rock mountain view.  Gold Season Membership, Week 24. Which is a full week in the middle of June each year, and always starts on Sunday. This week and location is always guaranteed to you. But if you want to have your deeded week guaranteed, you must reserve it by December 15 of each year.  This deed comes with 1880 points each year. You get a letter mid June of each year with your new 1880 points assigned. Each year’s points must be used up within 2 years, else you will lose them. Within this time frame, the points of two different years get combined. So if you don’t use your points one year, you will have tons of points to use the next year. There is a reservation window system that regulates the using up of each year’s points within the two year time frame. 

I have not used any of this year’s 1880 points yet!  So you will get that with this deed. AND THAT IS A WHOLE LOT OF BARGAIN I’M GIVING AWAY HERE!  BUT, to make the most of these points, you should buy this deal as fast as you can. WHAT THESE 1880 POINTS ARE WORTH EACH YEAR 

To repeat, you have 2 years to use up each 1880 points that you get each year. Under the written terms specified by The Hyatt Vacation Club, the 1880 points may be used at any participating Hyatt Vacation Club Resorts of your choice, both in the US and at international locations. The presently participating Hyatt Luxury Resorts in the US are listed below.  It is anticipated that more will be added over the years. The mind altering Grand Aspen on the  Colorado Mountain top was added last year. All participating Hyatt resorts are absolutely, stunningly beautiful, luxurious dream come true kind of a vacation places. They are located at the most beautiful and popular spots in the US and in the world.

Hyatt Pinon Pointe in Sedona, Arizona; Hyatt Sunset Harbor, Hyatt Beach House and Hyatt Windward Pointe in  Key West Florida; Hyatt Coconut Plantation in Bonita Springs Florida; The breath taking new luxury Grand Aspen in Aspen, Colorado; Hyatt Main Street Station in Breckenridge, Colorado; Hyatt Mountain Lodge in Beaver Creek, Colorado; Hyatt Hacienda del Mar in Dorado,  Puerto Rico; Hyatt High Sierra Lodge at  Lake Tahoe, Nevada, Hyatt Highlands Inn in Carmel, California, and Hyatt Wild Oak Ranch in San Antonio, Texas. Depending on the resorts and their seasons, the annual 1880 points are approximately worth the following accommodations each year: Four weeks vacation in a studio for two people. Two weeks vacation in a one bedroom apartment for 4 people. One week vacation for a 2 bedroom apartment for 8 people, using some convertible sofa beds. Dependent on availability, the weeks may be taken one week at a time or may be combined. In my own experience, if you make your reservations well ahead, accommodations are practically guaranteed at any location, any time, any day and way that suits you.

EXAMPLE OF POINT VALUES IN TERMS OF ACCOMMODATIONS

A typical studio for two people costs 420-480 points for a week at any location. Depending on “high seasons” or “low seasons” of each resort, some may cost a little less or little more points, but it is a typical average point prize. In low season you can find places for as little as 340-380 points per week, which I did.  You don’t have to take whole weeks at a time. You may break up the points into 2,3,4 nights at a time.  So you see, the plan is extremely flexible. If you have the time and the money for air fare you can be vacationing all year round. With hotwire around...air fare has not been my problem. Lack of time is my problem at present.

SALES TERMS SPECIFICS

As part of the closing cost: The buyer will be charged a $500.00 transfer fee by Hyatt. For this fee, Hyatt will set you up in their membership system and will keep sending you all the papers and information you’ll ever need for the rest of your life. The Title Company will charge around $400.00 for title transfer, not more.

Annual condominium fee: The annual condominium fee is $819.63 per year at present and is payable lump sum in January of each year. I have already paid the condominium fee for 2008!
